Host Terms

These Host Terms supplement the Terms of Service. Publishing or accepting a booking means you agree to both.

1. Independent host status

You provide the listed service as an independent host and contract directly with the guest. You are not an employee, agent or partner of RentScanner and may not represent otherwise.

2. Authority and compliance

You must have the legal right to list the property, vehicle or boat and obtain all permissions, registrations, licences, safety checks and insurance required for each booking. You are responsible for taxes, VAT registration where applicable, invoices and business records.

3. Accurate listings

Keep descriptions, address, photographs, capacity, amenities, availability, price, cleaning fee, rules and cancellation terms accurate. Disclose deposits, age or licence requirements, safety limitations and any material restriction before booking.

4. Booking obligations

Respond to requests promptly, honour confirmed bookings, provide safe and timely access, and communicate material changes. Do not cancel to obtain a higher price or require undisclosed off-platform payments.

5. Stripe Connect account

To receive payouts you may need a Stripe Connect Express account and must complete Stripe verification. You authorise marketplace payment processing, destination charges, application fees, transfers, reversals, refunds, dispute debits and permitted balance adjustments.

6. Fees and delayed payouts

The applicable platform fee is disclosed in the host interface or commercial terms and may be deducted as an application fee. The remaining host amount may be allocated to your Stripe Connect balance as a host pending payout. Payout is normally scheduled after check-in, subject to verification, reserves, risk controls, refunds, disputes, Stripe availability and law. This is delayed payout processing, not escrow.

7. Refunds, disputes and negative balances

You are responsible for refunds, chargebacks, dispute fees and losses attributable to your listing, cancellation, misconduct or failure to provide the service, except to the extent caused by RentScanner. We or Stripe may reverse a transfer, deduct from future payments or require repayment. You must keep your connected account able to satisfy lawful negative balances.

8. Guest safety and data

Use guest information only to manage the booking, comply with law and protect safety. Do not add guests to marketing lists without valid consent. Report urgent incidents and cooperate with legitimate investigations.

9. Reviews and responses

You may respond factually and professionally to reviews. Retaliation, incentives for positive reviews and attempts to suppress genuine feedback are prohibited.

10. Suspension and removal

RentScanner may pause listings or payouts and restrict an account for safety concerns, repeated cancellations, verification failure, misleading content, fraud, unpaid balances or legal requirements. Outstanding booking and financial obligations continue.

11. Image rights

You must own or be authorised to use every listing image and must retain evidence of the applicable permission or licence. Images copied from search engines or third-party listings are prohibited unless independently licensed. You authorise RentScanner to remove disputed images and agree to cooperate with notices under the Copyright Policy. Repeated upheld complaints may cause all of your listings to return to moderation or your account to be restricted.
